“I rarely write reviews, only if something is extraordinary.
I often travel abroad and need someone to manage my place while away. I’ve tried 3 other companies already, they promised everything but delivered nothing. Luckily I’ve found HelloGuest, and I couldn’t be more satisfied.” – Richard, London

Depending on your circumstances, we will take over an existing listing or create a new one.
*We will need your input on the property’s details covered in the onboarding process.
Some booking channels, like Airbnb, are relatively easy and quick to start advertising on. Other booking sites and systems might slightly delay adding new listings as they authenticate our listings.
Photos are key in the short-letting world – they can make all a difference when a guest chooses between properties.
Our evidence shows photos significantly impact bookings, so we strongly suggest having professional photos taken. If you need any help with this, do let us know.
In addition, many booking channels have some minimum requirements:
Provide us with any dates the property is available for rentals.
We understand that life happens and things pop up last minute, so if you have any changes to the booking availability, you can always inform your account manager by email.
Due to the number of bookings, modifications, amendments and cancellations we handle, we cannot notify you beforehand of any changes on our side.
Some might call us hosting experts – and that’s because we deal with every aspect of the market. Our dedicated, independent support team are specialists in the short-let industry and make thoughtful decisions to increase your estate earnings.
From designing and crafting the perfect copy for your listings to adjusting the price and maximising customer interactions, we do it all with our complete property management services.
Many landlords will agree that we offer a dedicated, enjoyable service that offers owners greater flexibility and more control over their property. Together, we’ll set up the rules to improve your guests’ experience and yours.
There are some instances where you may need to or want to cancel an existing booking.
We try to avoid this as much as possible and ask our co-hosts to avoid cancellations, as these apply fees to bookings and often lead to listings having penalties.
When a listing has a penalty, the booking channel will likely show them lower in search results, ultimately affecting your overall booking rate, pricing and returns.
Some channels do not favour listings with multiple cancellations, and they might even delist the property from their site.
The cancellation fees will vary by booking platform and the different booking channels’ cancellation policies.
HelloGuest also applies a cancellation fee per booking as per the terms of the agreement.
Guests often amend or cancel bookings, which applies some cancellation to their booking, but it depends on the cancellation policy.
We recommend removing any valuable or sentimental items or locking them up so guests cannot access them.
Guests rarely intentionally cause damage; however, opening your home to guests means they will naturally use household items, which might expose them to greater usage and wear and tear.
NOTE: We are not responsible for guest damages. With short-lets, inventory checks might be limited compared to long-term letting as the property is serviced seven days a week, which might mean certain housekeepers won’t be familiar with the condition of each property between guests.
Any damages, missing items or maintenance issues are identified and reported as a need to be addressed. Claims can be raised if valid.
