Improve Your Occupancy Rate From Season To Season

You don’t need us to tell you that the Airbnb landscape is growing increasingly competitive – and you, as a host, need to work smarter to stay ahead of the pack.

Types Of Successful Airbnb & Short-Let Pricing Strategies

If you’re feeling the squeeze, varying your listing from season to season to reflect changes is one way to keep up with the marketplace.

First things first, why change your listing per season?

When seasons change, so do our buying behaviours. For example, most of us buy different wardrobes based on the weather, and how we book our getaways is no different.

Thank you to everyone at Helloguest, appreciate all the help getting my property listed and booked out for the periods when I'm away. Veronica and Emily helped me get things set up and gave good advice on how to best furnish the flat including getting a sofa bed for extra guests. Customer service have always responded quickly and blocked dates for my stays. Would recommend to anyone looking for an Airbnb or short term rental management service.

As a property owner it took a lot of time and work to manage bookings. Now that I found Helloguest I don't have to worry about anything while I'm abroad. They organize cleaning, take care of the guests and solve the maintenance issues. They also manage and advertise my place on many platforms. I can honestly recommend them because I'm very happy with their service. I know my place is in good hands.

I switched to HelloGuest after using another agency, which almost put me off Airbnb for good. Toby and Veronica however, have been incredible in turning things around. Property was managed well, cleaning all taken care of and looks like guests couldn't be happier. Would 100% recommend their services to anyone in need of Airbnb management in London or beyond.

Let’s Dive Deep Into The Behaviour Landscape Of Weather:

  • Winter – cold, storms and snow cause people to want to feel safe and be with family and friends. They want warm, cosy spaces that remind them of family.
  • Spring – the season that gravitates people towards social interactions and fresh start behaviours. They want white, clean, open spaces and fresh air as they feel more optimistic and energetic.
  • Summer – With obvious behaviours that lead people to want to cool off and be around water-based activities, hot and humid weather also leads people to look for easy solutions with lower-effort activities. This is the season of cocooning, where people feel more bored, unmotivated, tired or restless.
  • Autumn – As temperatures cool off and become milder, it leads to behaviours where people want to make the most of the moment and enhance their good feelings. It’s a time to relish, feel content and be happy.

Just like retailers take advantage of the changing seasons and change the entire look and feel of their shops, so should Airbnbs, who, by changing things up, can be the go-to choice no matter the time of year.

How Can You Adapt Your Listing To Reflect The Changes In Seasons?

We would advise focusing on simple areas that can be interchanged to reflect the seasonal change, for example:

In winter, attract bookers with soft, warm lighting, fluffy furnishings, comfy rugs, lit fires, earthy colours, candles and fairy lights. Think snug and cosy. You can even use an image editor to add a little warmth to your images to give them a welcoming feel.

In summer, evoke feelings of freshness, space and light. Keep your space minimal and focus on bright lightening, natural light and big open spaces. Bright flowers can also help brighten up your space and make it feel more tropical. When editing your images, increasing the exposure can help give them extra brightness and light.

Take advantage of image captions

Airbnb allows hosts to add detailed descriptions to their images with captions; here, you can add seasonally relevant blurbs to boost your listing’s impact. For example, a winter image caption might read – “melt away next to the warm, open fire and take a moment to relax with your loved one under the cosy blankets.”

Alongside images, titles are the next big attention grabber when guests search for somewhere to stay on Airbnb, so a seasonally adjusted title can help more guests resonate better with your listing. Winter title examples include words like “warm”, “cosy”, “cute”, and “open fire”. In contrast, summer title examples should feature adjectives like “bright”, “light”, “vibrant”, and “grassy” alongside other features bookers might be looking for, like pools, beaches and parks.

Listing descriptions

Just like your listing title can be adapted to reflect seasonal change, so can your listing descriptions. However, with listing descriptions, it’s your chance to get more creative. Interweave descriptive words to create more emotive descriptions that will influence your guests further to book.

How Often Should You Change Your Listing?

Improving and altering your listing should be something that hosts do constantly, regardless of the season change. However, when it comes to changing it per season, we recommend changing it twice: for the spring and summer periods and for autumn and winter.

Tweaking your listing early means you can target the guests that book in advance – and it’s better to showcase your listing in the best possible way to attract the most bookings at the right price. With summer and winter being more emotive, you can also cater to the overlapping imagery and nostalgia consistent in spring and autumn.

You won’t need to create bespoke descriptions, images and titles more than once – when changing over, make sure to save your items somewhere safe, making your listing changes pain-free and easy when you swap them out again.

The only instances where you don’t need to update your listing is if you’re in an area with somewhat of the same weather throughout the year. For example, if you own a mountain cabin that attracts guests for skiing in the winter, then your listing should always be geared to this target market.
